Leave & License agreements attract 0.25% stamp duty on the total rent for the term plus the security deposit and any advance. The security deposit is included in the duty base. Registration is mandatory for ALL Leave & License agreements regardless of duration (Section 55, Maharashtra Rent Control Act, 1999) — the registration fee is 1% of the base value.

NDAs & general agreements

A flat ₹500 under Maharashtra Stamp Act, Article 5(h)(B). Maharashtra charges a flat ₹500 on agreements not otherwise provided for — one of the highest flat rates in India. This covers NDAs, service agreements, and most contracts without their own schedule entry.

Why it matters

An under-stamped agreement is inadmissible as evidence (Section 35, Indian Stamp Act, 1899) and can be impounded, with a penalty of up to 10× the deficit under Section 40. Stamping correctly at execution costs a fraction of fixing it during a dispute.
